Under general supervision, the Real Estate Director oversees the implementation and expansion of the real estate strategy, strategic initiatives, and process pertaining to new store growth. Creates the overall department vision and drives employee and leadership performance to execute on short and long term goals. Builds and manages a high performance function and provides expert level leadership to all levels within the department. Essential Duties and Responsibilities:

  • Leads, participates and facilitates Speed of Trust discussions within team.
  • Participates in Real Estate Strategy team recruitment, hiring, training, employee development and performance management.
  • Communicates clear job expectations, goals and development opportunities to Real Estate Strategy employees.
  • Coaches, counsels and leads department employees.
  • Serves as an escalation point for interpersonal and operational employee challenges.
  • Monitors department projects to ensure projects are delivered on time, within budget and to agreed quality level. Monitors and adjusts employee workloads.
  • Gathers, tracks and reports department attainment of Key Performance Indicators (KPIs) to upper management.
  • Builds and analyzes comprehensive models and metrics to determine the viability of projects by predicting return on investment.
  • Develops a business plan that is presented to investors and lenders for funding.
  • Identifies business challenges/opportunities to expand the real estate strategy and enhances analytical models to address them.
  • Collaborates with top executives to help leaders make key strategic decisions in order to develop a strong real estate portfolio.
  • Responsible for expanding the framework for the real estate strategy and process.
  • Lead the implementation of the framework within each region.
  • Oversee progress of key real estate initiatives.
  • Lead the work connected to the real estate approval process.
  • Track decisions and process connected to a multi-year plan.
  • Proposes innovative insights and strategic direction to key stakeholders, including but not limited to, capital purchases/investments & budgets or future site selection or store/regional performance.
  • Analyzes data, forming conclusions and recommendations, producing insights that will help shape effective strategies to achieve business outcomes.
  • Prepares and presents findings and recommendations to key stakeholders and management to influence business to act.
  • Identifies critical data sources necessary to achieve desired business outcomes.
  • Works collaboratively across departments to identify and resolve risks, conflicts and challenges, recommends resolution and implementing process improvements
  • Stays current on the latest industry technologies, trends, and strategies; brings forward solutions and serves as a Trusted Expert.
  • Fosters a culture of trust, collaboration, and continuous improvement through leadership and team development initiatives.
  • Plays a significant role in influencing company-wide strategic decisions through data-driven real estate planning and advising executive leadership.
  • Possesses a basic proficiency and understanding of ArcGIS.
  • Other duties as assigned.
  • Travel required 10-15%.
Qualifications:
  • This position requires a minimum of five years as a Manager.
  • A minimum of 10 years professional experience with Real Estate required.
  • Experience in reporting, analytics or business insights is preferred.
  • A strong understanding of traditional brick and mortar retail environment.
  • Proven track record of process improvement, building operational excellence and leading organizations through change.
  • Experience analyzing data to solve a wide variety of complex business problems
  • Strong project management, interpersonal, management and organizational skills.
  • Able to work in ambiguous situations and respond flexibly to changing circumstances, priorities, and time constraints.
  • Advanced skills in Microsoft Office, including Word, Excel and PowerPoint is needed.
  • Expert ability to communicate across all levels of the organization, present complex ideas concisely and clearly articulate ideas both verbally and in writing is necessary.
  • Excellent analytical, planning and negotiation skills are needed. Excellent interpersonal skills with the expert ability to develop strong relationships with key members of both internal and vendor teams.
  • Demonstrated business acumen with an expert knowledge and understanding of business issues, priorities, goals, and strategy is necessary.
  • Must be highly organized, extremely detail oriented with strong leadership experience.
  • Maintaining confidentiality, treating others with respect and upholding Company values is a key attribute.
  • Ability to perform in a fast-paced, goal oriented, and time sensitive environment.
  • The ability to drive organizational transformation; communicates openly and builds consensus with stakeholders.
Educational Requirements:
  • Bachelor's degree in a related field
  • Professional certifications are a plus

Work Days:

  • Normal work days are Monday through Friday. Occasional Saturdays and Sundays may be necessary.
Work Hours: Normal work hours are 8:00 a.m. to 5:00 p.m. Additional hours may be necessary.
